Hi Piotrkowska is a mixed use office and service complex under development in the very centre of Łódź, next to the Piotrkowska Centrum interchange. The project includes two buildings offering 21,000 sq m of class A+ offices, as well as 5,000 sq m for retail and service space. The landmark building of the complex is a 20-story office tower, which has already become the tallest office building in Łódź. The tower was chosen as the main office for PKO Bank Polski Branch no 1 in Łódź and it is also to be the latest location for New Work, which will provide flexible workspace and a conference center. The second, five-story office building connects with the frontage of the city’s main street – ul. Piotrkowska and will provide intimate office space, as well as a coffee house on the ground floor. The services provided by Hi Piotrkowska are complemented by a Hampton by Hilton hotel. One of the greatest strengths of the project is its excellent location.

HiComplex

Łódź is an Eastern gateway city to Europe. A direct cargo train between China and Europe runs three times a week between the city and Chengdu in both directions. Because of its central location in Poland, Łódź has good connections with Poland’s largest cities (only 119 km to Warsaw). Łódź stands at the crossing of the railway lines to Warsaw, Toruń, Kutno, Poznań as well as national roads to Gdańsk, Wrocław, Piotrków Trybunalski and Częstochowa. Moreover, being only 10 km from the crossing point of the A1 and A2, which are two major trans-European highways, only adds to the attraction of the location.

Łódź is the third-largest city in Poland and an important economic and industrial center. The the greater Łódź area has a population of 2,476,315 and 247,000 registered businesses. With a workforce that includes a large number of graduates and workers with experience from many different industries, the city has a low employee turnover and competitive labor costs.

One of the greatest strengths of the project is its excellent location. The complex will be in the center of Łódź and take up a complete block, between the streets of ul. Mickiewicza, ul. Piotrkowska and ul. Kościuszki. It takes only half an hour to drive to the A1 and A2 highways and the S8 and S14 expressways. Another important factor that also adds to the attraction of the location is the well-organized and accessible public transportation system. The downtown area is also considered to be one of the greatest office hubs in the city with more than a half of the total available office space (55%) being within the city center.
It’s a 10-minute drive from the center of Łódź to the Łódź Władysław Reymont International Airport. A new, four-story passenger terminal, which can accommodate up to 2 million passengers a year, handles both passenger and cargo traffic.

The first building of the complex is the 20-floor office tower. The front entrance faces al. ZHP and ul. Taduesz Kościuszko runs along the western side. As well as having a strategic location, what is to be the highest A+ class office building in Łódź will combine beautiful architecture, with functionality, advanced technical systems and flexible office layouts. Because of its exceptional flexible space, the offices in Hi Piotrkowska will be able meet every standard of workspace. The most important of these include the flexible and well-designed floor plan, the abundant access to natural light, the highly efficient elevators, the ventilation and air-conditioning systems with in-built heat recovery, and the advanced cable distribution system laid under raised floors. OFFICE-A

One of the most important names present in Hi Piotrkowska will be Hampton by Hilton, the fastest-growing hotel brand globally. Polish people have already embraced the brand, which is designed for both tourists and business guests. The hotel will offer 149 guest rooms, a 24-hour fitness center and an underground car park for the use of its guests. One of its interesting features is that it will be the first hotel in the city with beds 210 cm in length – longer than the usual standard.

Hampton by Hilton location is Hi Piotrkowska will also provide three conference rooms with a total area of around 120 sqm. The entrance and reception of the hotel are to be on the second floor, because the ground and first floor will be used for commercial purposes. The spacious lobby will have separate zones: a gathering area, a chill-out zone and a breakfast area. From the windows of this common area of the hotel there will be a spectacular view onto al. Mickiewicza and one of the landmarks of the city: the art nouveau inspired Piotrowska Centrum tram station, also known as Stajnia Jednorożców – the ‘Unicorn Stable’.

HOTEL

The second building of the Hi complex is a five-story office building on Piotrkowska street. Since ul. Piotrkowska is lined with historic buildings, consultations over the project have taken place with the city’s monument conservator. Its facade fits in with the eclectic style of architecture, which gave rise to many outstanding 19th and 20th century town houses in Poland. The beauty of the surroundings will combine with the aroma of coffee, which will be served in a Starbucks cafe. This well-known American coffee brand, has leased space on the ground floor of the building. On the four floors above there will be intimate office space and service premises. The retraction of the hotel from ul. Piotrkowska and office B which is described as the tenement building within the complex creates a new city plaza to be surrounded on two sides by the retail and service levels of the hotel. It will be lined with restaurants and pavement cafés, enhancing and adding elegance to a passage that will function as an important pedestrian route between ul. Piotrkowska, the tram station and the city district council building.

OFFICE-B

It is no accident that the Hi Piotrkowska location has been dubbed the heart of Europe since it is Łódź that has become the European gate to the new silk road with cargo trains running 10,000 km between the city and Chengdu – a journey that takes from 12 to 14 days to complete. Also, it is a ten-minute drive by car from the city center to Łódź Władysław Reymont International Airport, which handles both passenger flights and cargo.

The city is located both in the centre of Poland and of Europe and as a result “everything is nearby”. This convenient location goes hand in hand with good transportation links – the city is surrounded by a number of highways and expressways which provide fast links to other cities in Poland as well as abroad. Another strength is its proximity to Warsaw – Poland’s capital city – and this has a beneficial effect on business, creating a synergy between the two. The travelling time between the two cities is fast enough for businesses to flourish and this allows for the quick transportation of goods and even for people to commute on a daily basis.

The complex is in the very centre of Łódź and takes up an entire block between the streets of Mickiewicza, Piotrkowska and Kościuszki. It takes only half an hour to get to the A1 and A2 highways as well as the S8 and S14 expressways. Another attraction of the location is its ease of access to the efficient public transportation system. Currently the city is investing in the construction of the S14, which will make up the the western part of Łódź’s ring road. It will connect with the A2 and the S8. The downtown area is also considered to be one of the greatest office hubs in Łódź with more than half the city’s office space (55%) located in the center.

The building is conveniently situated opposite a public transportation hub that is popularly known as the “unicorn stable”. This unusual tram stop was built as part of the modernisation of the east-west line. Tramlines going from east to west cross those going from north to south. There are twelve tram and six bus lines. The roof is held up on steel supports and the coloured glass roof looks like a stained-glass window. For this reason, the station designed by Jan Gałecki is the only one of its kind in the world. The station is used by up to 50,000 passengers a day, according to data from the City of Łódź.

Hi Piotrkowska also fits in with the local policy of promoting the bicycle. Beside the complex is one of the longest bicycle paths in Łódź, which runs from east to west and joins two huge residential estates: Retkinia and Widzew. The path links three of the most popular city bike hire points: Manufaktura, Piotrkowska Street and Piotrkowska Centrum. Every season 40,000 bicycles are hired at each of these points. This means that the Hi complex will be a central point for cyclists and a cycling hub in Łódź.

The building contains a spacious area for, bicycles, which could be enlarged if a large number of people use it as well as changing rooms with showers and there is even a bicycle service point.Over three kilometres of bicycle lanes are also to be added to the city’s roads and all the locations were voted on by city residents in the citizen’s budget. This means that bicycle paths and lanes in the city will soon come to over 200 km.
